Know the building before you own it
A whole building comes with a whole building's history: its title, its permits, its tenants, its structure. We bring it into one report before you commit. The cheapest part of buying a building is the part that tells you whether to.
Two levels
Essential
The title, the price and the costs, checked.
- Title
- The land registry extract: who owns what, mortgages, liens and warning notes, and the condominium order where there is one.
- Price check
- The asking price set against recorded sales nearby (Israel Tax Authority).
- Costs of buying
- An estimate of purchase tax and the other costs of the transaction, for your lawyer and accountant to confirm.
Fee on request, agreed in writing before any work starts.
Full
Everything in Essential, plus the building itself.
- Planning and permits
- The municipal file: the permits on record and deviations from them, open orders, the current zoning and the building rights still to be used.
- Income
- The rent roll, the leases, protected tenancies and arrears: what the building really earns.
- Structure
- An engineer's inspection of the frame, roof, facade and shared systems, with an estimate of the works they need. Arranged at your cost.
- Value
- A valuation by an independent licensed appraiser, arranged at your cost. Prefer your own appraiser? We'll brief them.
Fee on request, agreed in writing before any work starts. The engineer and the appraiser are paid by you, directly.
You receive
One report. What we found, what it will cost, and what to ask the seller before you sign.
