Services · Building management
Own the building. Leave the running of it to us.
The leases, the contractors and the monthly numbers, handled by people who have managed eight mixed-use buildings and more than 100 units in Jerusalem and Tel Aviv. For any owner of a whole building, bought through us or not.
What we run
- Leasing
- Finding tenants, checking them, writing the leases and renewing them on time.
- Rent and arrears
- Rent followed up from the first missed payment, with every tenant's account kept up to date.
- Contractors and maintenance
- The plumber, the electrician, the elevator and the shared systems: one call to us, and we deal with it.
- Building works
- From the scope and the quotes to the work on site and the sign-off.
- Urban renewal
- Taking a renewal project forward, from plans toward permits, with the architects, the lawyers and the city.
Your money, in your account
Rent goes into the building's own bank account, in your name or your company's, so you see every shekel. We manage the building from there: tenants, contractors, bills.
Prefer us to collect the rent and pay the bills for you? We can, with a full statement every month.
How we manage
- One account per building. Rent comes in and bills go out through the building's own bank account, so its numbers never mix with anyone else's.
- Every lease in writing. With both a guarantee and a deposit from every tenant, and a record of the apartment's condition at the start.
- Quotes before work. Competing quotes for any job of size. Anything above an amount you set waits for your approval.
- Maintenance on a calendar. Elevators and fire systems serviced on schedule, the water tanks cleaned, the shared systems checked.
- Leases renewed early. Expiry dates tracked, renewals agreed ahead of time, and a coming vacancy marketed before the apartment is empty.
- Insurance checked every year. The building and third-party cover reviewed with your agent, so it keeps up with the building.
- Receipts kept. Every invoice and receipt filed with the monthly report, ready for your accountant.
Every month you receive
A report: income, arrears, costs, the works done and what comes next, with the receipts.
In your corner
We run it the way we ran our own eight.
